WHAT IS THE AVERAGE COST TO REPLACE A ROOF?
A roof installed by a professional roofing contractor in the Upstate of South Carolina or Western North Carolina will vary depending on several factors.
Replacing your roof IS costly, but it's a necessary expense to keep your home protected. A roofing contractor will take into account many factors when pricing your roof. These factors can include the pitch of the roof, the size of the roof (square footage), and the cost of the roofing materials that will be needed- just to name a few.
It is always a good idea to get multiple quotes from contractors before settling with one contractor. This will ensure that you are comfortable with the price, comfortable with the contractor, and trust that the work being performed meets your quality expectations.
HOW DO I CHOOSE A ROOFING CONTRACTOR?
When choosing a roofing contractor, make sure you take your time and do your research. Many "roofing contractors" are just out to make a quick buck and they do not provide quality work. We've compiled a list of some different tips to help guide you in your search for a roofing contractor.
Check for licenses- Verify that the roofing contractor or business is legitimate by asking for their tax identification number, a business address, business website or email address, and contact phone number. A license means the roofer is serious about their work and is up-to-date on all the requirements to perform their job properly. Asking about licensing and insurance should absolutely be a step in finding a roofing contractor.
How long have they been in business?- Unfortunately, many roofing contractors are what we refer to as fly-by-night contractors who are in business for all of the wrong reasons. They will often disappear to avoid paying damages, just to reopen under a new business name a few weeks later. Checking to see how long the roofing contractor has been in business is a good way to ensure that you are working with a quality roofer. A steady, proven track record of work will show that the roofer in question is quality.
Look at their past work- Any quality roofer is chomping at the bit to show off their previous work. They take pride in their work and they want everyone to know what they've accomplished. If a contractor starts acting off when you ask to see their work, something may be off.
Ask what happens if you are unhappy with their work- No matter how carefully you plan a job, there is always a chance that something will go wrong. If an error happens, how will the company handle it? This is something you need to know in advance. Will you spend hours on the phone, trying to reach a representative? Will the company take your money and run?
Ask if the roofing contractor is an authorized installer- Is the roofing contractor a preferred partner and authorized installer for the shingle manufacturer? This is an important consideration, as manufacturers won’t honor their warranties when a roof is installed by a non-authorized installer.
HOW DO I KNOW IF I NEED A NEW ROOF?
Sometimes roof damage is clear- a hole in the roof, missing shingles, leaks happening around your home, or maybe you hear a family of animals in your attic (YIKES!). Other times, damage is hard to see to an untrained eye.
If your roof is older, it's usually a good idea to have a roof inspection done. When we say older, we mean 12+ years old. Roofs, unfortunately, are not made to last forever. When they start getting some age to them, it's a good idea to get them looked at to stay ahead of any potential problems.
If there has been a major storm recently, which is commonly the case in the South, getting a roof inspection done ASAP is a great idea. Wind, hail, and heavy rain can all cause damage to your roof. Sometimes, this damage is hard to see. A thorough roof inspection, done by a reputable roofing contractor, can reveal damage that you did not even know was there.
HOW OFTEN DOES A ROOF NEED TO BE REPLACED?
The longevity of your roof will depend on its materials, its installation, and its ventilation, so it’s hard to give a straight answer. Typically, a solid, well-constructed roof will last between 12-15 years.
Depending on the quality and type of shingles you chose and the underlayment of your roof, that number can go up to 30 or more.
SHOULD I REPLACE THE ROOF ON MY HOME IF I'M SELLING?
According to Better Homes and Gardens, a whopping 40 percent of a home’s curb appeal is due to the condition and aesthetic of the roof. When selling your home, if your roof is in bad shape or in need of major repairs or a replacement, you may have a lot of trouble getting people to bid on your home.
A lot of buyers these days are on a budget, and don’t want to spend money on major repairs after they just bought a house. Replacing your roof before you sell can help you get ahead of trouble while still recouping most, if not all, of the costs when you sell.
WHEN IS THE BEST TIME TO HAVE MY ROOF REPLACED?
While there is no official “roofing season” and roofers work all year round, summer and fall are usually busier months for most roofing contractors.
Factors like snow, rain, ice, and sleet can impact how quickly roofers can safely and effectively get your roof finished, which is why dryer, warmer months are when most people opt to get their roofs replaced.
However, replacing your roof in the winter or spring could result in a quicker install due to more availability and less demand.
